Why Gaston County Buildings Have Asbestos
Gastonia grew up around textile mills, and the housing grew with it. Mill-village houses from the 1910s and 1920s, the neighborhoods that filled in around them through the 1940s, and the ranch-house subdivisions of the 1950s, 60s and 70s all went up while asbestos was ordinary building material. Add downtown’s older commercial blocks and the mill buildings themselves and most of the county’s building stock predates 1980.

- Nine-inch and twelve-inch floor tile, and the black cutback mastic underneath it, usually in kitchens, halls and utility rooms
- Sprayed textured ceilings in houses built or remodeled in the 1960s and 70s
- Asbestos-cement siding shingles and corrugated transite panels on older homes, sheds and mill outbuildings
- Pipe and boiler insulation, plus duct wrap and duct mastic in crawl spaces and basements
- Roofing felt, flashing cement and window glazing compound
- Sheet flooring with a paper backing, often hidden under two or three later floors
Appearance is not a test. Two floor tiles that look identical can come back different. Sampling by an accredited inspector is the only way to know what you actually have.
Gaston County Notifications Go to the State, Not the County
This one catches people who have worked a job in Charlotte. Mecklenburg County runs its own asbestos program through Mecklenburg County Air Quality. Gaston County does not. A demolition or renovation notification for a Gastonia project goes to the North Carolina Health Hazards Control Unit, and the timeline is theirs.
- Notification is due ten working days before work starts. Working days are Monday through Friday, holidays included.
- The permit thresholds are 160 square feet, 260 linear feet, or 35 cubic feet of regulated asbestos-containing material. Those are three separate triggers, not a total you add together.
- Emergencies are handled differently, but the notice still has to go in no later than the working day after the removal begins.
- If you own and live in the single-family house, you are exempt from the removal permit fee. The application still has to be filed, and the accreditation rules still apply.
Ten working days is two calendar weeks. On a demolition with a closing date or a rented dumpster sitting in the yard, that window is usually what sets the schedule, so it is worth a phone call before the demo contractor is standing in the driveway.
What a Gaston County Project Usually Looks Like
- A sale or a renovation. A buyer, an inspector or a contractor flags tile, siding or a ceiling, and it has to be handled before the schedule slips.
- A demolition. Regulated material comes out and the notification goes in before equipment shows up.
- An older commercial or mill building being reused. Boiler and pipe insulation is usually the bulk of the scope, and there are almost always tenants, neighbors or an adjoining business to work around.
- A crawl space or basement. Damaged duct wrap or pipe insulation shedding into the space under the house.
